Construction Manager (Project Management)

Reports To: SVP, Development
FLSA Status: Exempt
OVERALL PURPOSE OF POSITION
Plan, coordinate, budget and supervise multiple customer improvement and capital improvement projects in Virginia, Maryland and the District of Columbia.
ESSENTIAL DUTIES & RESPONSIBILITIES
Construction Management
• Project Planning (prepare preliminary budgets and schedules, assist in lease review, define project goals in terms of cost and schedule)
• Project design management (select project design team, kick off design process, manage schematic design, define and update budget, coordinate information between team members, provide input to constructability, methods and materials and final document review and approval)
• Construction purchasing and administration (identify permitting process, qualify general contractors, award project, contract negotiations, coordinate construction meetings, monitor progress, mediate conflicts between customer-landlord-designers-contractors-suppliers, quality control, ensure completion of punchlist and proper contract close out, review and process payments and lien documentation)
• Responsible for defining the structure of the project team, assigning responsibilities to each member and maintaining relationships between the entire team to ensure the smooth and timely completion of a project; responsible and accountable for success of each project both in terms of landlord and customer (tenant) satisfaction
• During construction phase is the primary point of contact for all in house departments (property management, asset management and accounting)
• Other duties as assigned
Tenant/Customer Relations
• Visits, corresponds and communicates with customer
• Responsible for the team's success
• Responds to emergencies and is visible in emergency situations
• Coordinates customer move in with the property management team
ESSENTIAL KNOWLEDGE & SKILLS
• Ability to read, analyze and interpret architectural/MEP drawings, technical procedures and governmental regulations
• Must be able to write reports and business correspondence
• Effectively present information and respond to questions from groups of managers, clients and/or customers
• Excellent communication (verbal and written), negotiating, time management, organizational and problem-solving skills required
• Basic knowledge of accounting and business decision-making
• Ability to define problems, collect data, establish facts, and draw valid conclusions
• Must be proficient in Microsoft Word, Microsoft Excel, Microsoft Project and electronic e-mail
• Must be able to work with others as a team member to accomplish projects while meeting the needs of the customers
• Ability to prioritize tasks, meet deadlines and make decisions within established standards and procedures
• Must have demonstrable experience in using out-of-the-box thinking to solve customer problems
• Must be able to recognize the needs and be sensitive to the feelings and concerns of customers and employees
• Must be willing to receive guidance, supervision, follow work rules, safety and security practices, and meet deadlines
• Must be self-motivated, detail-orientated and willing to work in a fast paced and dynamic environment
EDUCATION & EXPERIENCE
• Bachelor's degree
• Minimum of 4 years experience in a similar position with a real estate developer or a general contractor
