Asset Manager (Project Management)
You'll work closely with professional third-party property management firms who are responsible for the daily operations of the properties. Your primary duties include setting performance goals and monitoring performance of property management firms; overseeing property budgets; accomplishing compliance with funders and regulatory bodies; and planning and implementing capital improvement plans for physical needs of the properties.
The Asset Manager works closely with the agencys fiscal team to conduct annual financial close, audit, and tax document preparation. (Full position description will be shared with applicants selected for in-person interviews; to request full description,call 507-316-0610.)
Ideal qualities for this position include knowledge of real estate or property management, excellent relationship-building skills, and a strong attention to detail. A successful Asset Manager will have a general familiarity with nonprofit accounting procedures and complying with state and federal funding guidelines. Some travel (SE Minnesota) is required and overnight travel is rare.
This full-time position requires some travel (throughout SE Minnesota) using a personal vehicle; mileage reimbursement is based on the IRS mileage rate. A successful candidate for this position must live in Southeast Minnesota; out-of-state commuting is not feasible. The starting pay range for this position is $76,960-83,200 per year, depending on experience and qualifications.

Required Qualifications:
Minimum Bachelors degree in Housing, Public Affairs/Administration, Business Administration, Real Estate or other relevant fieldMinimum two years of progressive experience in asset management, property management, housing development, real estate, business, or related field.Demonstrated financial aptitude including budgeting and analysis; extensive experience creating and using Excel spreadsheetsAbility to manage professional property management firms and agentsExtensive organizational skills with the ability to handle multiple tasksSelf-motivated, energetic individual with ability to work both independently and as part of a teamProficient in Microsoft Office programs (Word, Excel, Power Point, Outlook)Certified Housing Asset Manager by NeighborWorks America or equivalent (may be completed after hire)Ability and willingness to travel within the region on a regular basis including a current, valid drivers license in good standing as defined by agency insurance company, and current, valid personal automobile insurance or equivalent accommodation plan.Ability to pass required background study, as defined by position.
Helpful Qualifications:
Knowledge of finance tools for affordable housing development, particularly Low Income Housing Tax Credits, gap financing, HOME, and othersExperience in multi-family asset management, particularly projects with affordable housing restrictions and compliance requirementsExperience with state and federal funding reporting requirements or other compliance activity
Functional Requirements:
Ability to sit or stand while working. Primarily office-based position, with utilization of computer and other basic office equipment. Occasional travel using personal vehicle to housing properties or equivalent accommodation plan.
